/ INVESTOR DUE DILIGENCE
Use the shortlist to begin verification. Your advisers should test the legal, planning, technical, commercial and delivery assumptions for the actual parcel.
Useful first brief: location preference, land size, operating activity, building footprint, utility loads, logistics needs, target start date and purchase or lease preference.

Confirm title, tenure, boundaries, ownership or transfer restrictions, encumbrances and required transaction approvals.

Confirm zoning, permitted activity, development controls, environmental requirements and operating licences.

Review access, earthworks, geotechnical conditions, drainage, flood risk and off-site infrastructure dependencies.

Verify capacity and connection timing for power, water, gas, fibre and effluent, plus handover condition and upgrade responsibility.

Test price, taxes, fees, payment milestones, conditions, incentives and capital expenditure beyond the land purchase.

EcoWorld Industrial Platform offers industrial land and factory solutions for manufacturing and related activities. Any purchase is subject to land availability, permitted land use, regulatory approvals, technical feasibility and agreed commercial terms.
EcoWorld Industrial Platform has designated its QUANTUM platform for data centres, digital infrastructure and other high-technology activities. The suitability of a particular site will depend on land availability, planning requirements and the capacity of essential infrastructure and utilities, including power, water and telecommunications connectivity.
The most suitable location will depend on factors such as access to customers and suppliers, workforce availability, transport links, land requirements, utility capacity and the intended operational timeline. EcoWorld Industrial Platform includes locations in Iskandar Malaysia and the Johor–Singapore Special Economic Zone, the Klang Valley, and Malaysia Vision Valley 2.0 in Negeri Sembilan. Individual sites should be assessed against the project’s specific operational requirements.
Provide details about your company and industry, preferred location, required land area, proposed building footprint, power and water requirements, logistics needs, expansion plans and target operational date. Any special planning, environmental or technical requirements should also be included.
A foreign company may acquire industrial land in Malaysia, but the transaction is generally subject to approval from the relevant State Authority, as well as applicable federal and state rules. Requirements may differ depending on the state, land title, property value, proposed use and ownership structure. Prospective buyers should obtain independent Malaysian legal and tax advice before entering into a transaction.
